A word about slab foundations.
Many cities, especially in the south where slab
foundations are most popular, may require that the
foundation plan be drawn by a Professional Engineered, P.E.,
specifically for the soils it is to be
built on. Check with your building permit department for
your city. We do provide what is called a "F.H.A. type
C concrete rebar slab". Specifically, that is a 5" thick
3,000 p.s.i., 5 sack mix concrete slab with #3
(3/8") rebar at 12 inches on center in both directions.
The perimeter beam is 10"x20" with 4 #5
(5/8") rebar, 2 top and 2 in the bottom. The interior
beams are the same as the perimeter beams and are on maximum
12' spacing. Beneath the slab is a minimum of 4"
sand or crushed stone fill. Also a 4 mil poly vapor barrier
beneath the entire area of the slab. This is a slab that was
accepted by the Dallas area H.U.D. office for soils that
reported a P.I. not to exceed 45. H.U.D. no longer reviews
plans. Although this slab should be sufficient for most of
the north Texas clay soils, it is good insurance to have
your foundation engineered by a P.E.. Many Home Warranty
Programs do require the foundation be drawn by a P.E.. Also, use our foundation plan at
your own risk. Since we are not engineers and we have not a
clue regarding your soil condition, we can not provide any
warranty.
