Plot Plans

A Plot Plan, or sometimes called a Site Plan looking sort of like your Survey, is a construction document only a Plot Plan is a Proposed Construction Drawing. The price of a Stock Plan does not include a Plot Plan Drawing but we can do this service for you. Some builders will draw the Plot Plan themselves or have their Surveying Company or Engineer draw this plan which is often required from your City Building Permit Office and your Lender. The cost of this service is the same as doing Customized Revisions or Misc. Drafting and that is $120.00 per hour. A Plot Plan of a simple rectangle lot is 1/2 an hour or $60.00 where a Plot Plan of a more complex lot such as a Cul-de-sac can take an hour to prepare. Displayed here are two examples. The one on the left is a basic rectangular lot and the drawing on the right is a more complex Cul-de-sac lot. The minimum amount of information required are the Lot Lines with Dimensions, Easement Lines, Driveways and Approaches, Sidewalks and other Flatwork, Dimensions of the building Setbacks from the front, sides and rear, the North Arrow and of course the footprint of the First Floor. It is often recommended to have the Legal Address on the sheet. The Legal Address is the Lot Number, Block Number, Subdivision Name, City/Town/County/Parrish and we like to place the Street name and Number if it is known. You will need to provide us a copy of a Lot Survey or the Engineer's Subdivision Plat including all the required Metes and Bounds needed to draw the Plot Plan, a summary of the required setbacks, Zoning Class and possibly a copy of your CCRs detailing the required items to be shown on the Plot Plan. Sometimes, the Drainage Plan is required to be shown on the Plot Plan if not the Finished Floor Elevation if the lot backs up to a creek area. Contact Us if you have any questions.
