Before you decide to purchase a House Plan.....
Use this check
list to make sure you will be able to build your home. If
you plan to perform as your own General Contractor you need
to fully understand the responsibilities you are assuming.
It doesn't matter who you buy your plans from or where you
plan on building, these responsibilities are the same.
If you are planning to build with a Slab Foundation here are
a few tips.....

Check
List.....
1. Does the plan you selected fit your lot?
[ ] Check this with your builder or city plans examiner
to make sure the plan fits with-in the required set backs.
2. Does the plan conform to City Zoning and/or CCRs (Subdivision Restrictions) ?
[ ] Check with your city Planning and Zoning department
to make sure the plan falls with-in the zoning for your
area.
[ ] Check for building height restrictions. IBC Table 503
usually restricts this to 35' and 2 Stories for a typical
single family occupied wood frame structure. We have seen
exceptions.
[ ] Check for use of approved exterior materials.
Sometimes this is a Zoning issue, or sometimes a CCRs issue,
or both.
[ ] Check for percentage of brick vs. siding requirements.
Sometimes this is a Zoning issue, or sometimes a CCRs issue,
or both.
[ ] Check for minimum square footage that can be built in
your area. Sometimes this is a Zoning issue, or sometimes
a CCRs issue, or both.
[ ] Check for the direction that the Garage Door opens.
Some areas restrict a Garage door from facing the street.
[ ] Check to make sure you can enter the Garage if it is
a side entry. You need at least 25' to make a right angle
turn into a Garage.
[ ] Check to see if you need Architectural Control Committee
review and approval?
3. Will you need special engineering due to geographic
situations? This is true in almost every state now.
[ ] If you're on the west coast, check to see if you will
be required to have earthquake structural engineering done
before you can build. This can on the average add $5.00
per square foot to the cost of the plans and will need to
be done by your local engineering company.
5. [ ] Check to see if you will need a local "Architect
of Record" to review the plans and how much that will cost.
We can not provide a Seal and Signature for every state.
This is the General Contractor's responsibility.
6. [ ] Make sure you can afford to build the home. Due
to that fact that construction cost vary so much from state
to state and only you know how you wish to finish out your
home. This makes it impossible for anybody other than your
general contractor or builder to be able to tell you how
much it will cost to build your home. The national average
currently happens to be around $100.00 per square foot,
but this can vary as much as $20.00 to $30.00.
Plans are non returnable. We pay to have plans printed
when you order them and there is no way we can turn them
back into un-used paper. Also, house plans are
copyrighted. To prevent unscrupulous persons from ordering
house plans copying them then returning them, we can not
allow returns. So therefore! Be certain of these things
above before ordering house plans.
We are not House Plan brokers. We designed and draw all

you contact us, you are talking to the people who designed
and owns these plans. Not an "operator standing by".
